20. All these we buy houses companies – who to choose?

If your like me, you’ve probably noticed a surge of “we buy houses companies” popping up throughout New Jersey in the last few months. Whether it’s just by coincidence or because of the all the real estate seminars that have flooded NJ selling their get rich quick products (most likely), it’s important to choose the right company.

On the surface it can be hard to separate a good reputable company vs someone who attended a 3 day workshop, put up a website, and is trying to buy your home. Let’s face is, with today’s advanced technology available to the public, it’s easy to fake a large looking company in a very short period of time.

So where do you start to separate the established companies from those doing this as a hobby? We’ve got you covered, below we will go over a list of questions you can use to qualify house buying companies so you can get the most for your house and the service you can rely on.

Here’s a list of questions you should ask any cash home buyers looking to buy your home:

Do you do this full time or part time?
This is important. While we understand there are some legitimate home buyers that have day jobs, and only buy one house or two houses a year.  However, there are some bad apples touting themselves as serious cash home buyers whose involvement in real estate is inconsistent and sporadic.

Do you really trust one of the biggest decisions you’ll make with someone who is buying houses once in a blue moon and treating this business as a hobby?

How many houses do you buy a year?
Another important question.  This goes along with the previously mentioned statements.  A little common sense goes a long way.  Would you prefer to deal with a true cash home buyer who is doing this on a daily basis or someone “dabbles” in buying NJ homes for cash?

Are you going to buy my home or sell try to sell it to someone else?
This might seem like an odd question to ask, however, it’s an extremely important one.  Some “we buy houses” companies NEVER buy houses themselves.  Instead they sell it to another buyer. Now there’s nothing wrong with this, especially if they can perform according to their contract with you.  (I personally have passed some good deals to other cash buyers in my network)

The situations or reasons can vary, but this is not for every deal.  Most often, especially in the past few months, we have been buying fixer uppers and rentals in Morris County.  The problem arises when these “we buy houses companies” ONLY business model is to pass the deal along…and if they are unsuccessful, guess what?  They don’t buy the house.
